Real Estate Lines of Credit

A key strategy consistent with ClearBlu’s approach to grow developers is with a Real Estate Line of Credit (RELOC).  We offer a wide variety of RELOC options that might slightly vary depending on client (considering liquidity constraints, location of projects, experience, etc.).

Key Advantages:

  • One Time Developer Approval – Developer is approved one time at original application of RELOC.  So there is no hard verification of assets, pulling of credit, reviewing of business entity docs, verification of experience in review of prior HUD1s, etc. EXCEPT at initial RELOC application.
  • Pre-Negotiated Rate & Term – Rate and terms are pre-set and you already know the specific parameters.
  • Streamline / Quicker Funding – Because developer already knows specific parameters of RELOC, once we immediately receive basic information related to the project, we can obtain SAME DAY APPROVAL, begin underwriting and ordering of appraisal.  Loans can regularly close within 10 business days.
  • Guaranteed Access / Verification to Cash is King – In a market with tightened underwriting criteria, the developer with proof of funds is most competitive to access real estate assets at the best price.  We provide RELOC clients proof of funds approval letters for overall RELOC and, most importantly, by project as long as the project is within RELOC parameters.  THIS IS PROVIDED SAME DAY OF REQUESTS.

The key to qualify for our Real Estate Line of Credit offerings:

  • Experience – the borrower should have ideally 2+ deals of experience under  their belt in last 5 years (ideally 5+).  I can get exceptions made, but the lack of experience will be reflected in the rate / term.
  • Liquidity – to qualify, the client should have 8-10% in true liquidity of the desired line of credit amount (this does very depending on different sources we have).  Definition of “liquidity” includes checking, savings, stocks/bonds/mutual funds, cash, etc.
  • Planning – if you are prepared to invest in a RELOC and understand the advantages it provides you to compete, be prepared to use it for multiple projects by accessing leads/contracts to deals that fit YOUR strategy, meet the RELOC parameters and can get you to your production goals.  We can assist new and seasoned developer in most phases of this planning process with our coaching and advisory services.
